How to Use

1. Can we easily update the O&M manual ourselves when future works take place?

The answer is yes. Our manuals are created & handed over as fully integrated Word documents. Therefore all files can be copied onto the client’s network or local computer and easily updated, thus complying with current CDM 2015 Regulations.

2. What do the manuals actually contain?

Our standard manuals are generally broken down into 5 separate volumes:

  • - Information for the Health and Safety File
  • - Architectural O&M
  • - Mechanical O&M
  • - Electrical O&M
  • - Structural O&M

We convert all sub-contractor manuals into our own layout which include built in navigation tools so it is easy to use and consistent in navigation. We can also work to other templates such as that required by British Airways, Mark & Spencer’s, City University etc.

3. How easily can I find what I am looking for?

All the normal search facilities that you are used to using on your computer can be used to navigate the O&M manual.  In addition, the main Word documents contain a macro (digitally signed and secure) which creates an elegant and self explanatory index in a panel on the left of the document.

All Manuals are fully integrated and cross referenced where applicable. Most items are only a single click or two away.

4. What's the cost justification?

5. What stage do I need to hire you?

Our system works best when we are working on it from the start. Our preferred timetable is to accumulate as much information as possible before we enter the final hectic stage of the project.

6. Can you do O&M Manuals retrospectively?

We can, but this is considerably more difficult. Sub-contractors don’t always supply the necessary information after completion and payment of their works.

Doing a project of this kind will become more expensive as it is more time consuming.

7. Can you write my O&M manuals for me?

We also supply a technical writing service to M&E Contractors. This is a different service and involves different costs. Please contact us on 01424 869 255 to find out more.

8. Will they be complete before handover?

Our objective is to have H&S /O&M manuals as near to complete as possible for Handover. Often there will be some Commissioning Certificates and Record Drawings still outstanding and any snagging issues. We would like it if final O&M manuals, including all certification (including Building Control - Sign off Certification) & record drawings can be issued within 2 weeks of Handover, but this is dependent on them being available in time.

9. What if I want a paper copy too?

The digital O&M manual can be converted to a print format, which is even better than the traditional version because it includes accurate page numbering and full indexing.
